Our business model since 1987 was Flat Fee Listings and Buyer Rebates inclusive of Full Service. Please read below for the new NAR Settlement Rules as of 08/17/2024.


Here is what the NAR settlement means for homebuyers:


A new requirement that agents working with buyers enter into written agreements with those buyers before touring a home, either in person or virtually. That agreement must specifically disclose the amount or rate of compensation an agent or broker will receive or how this amount will be determined. The amount must be objectively ascertainable and must not be open-ended. Compensation can be either a fixed fee paid by the buyer, concessions from the Seller or a portion of the Listing Broker's compensation.


Here is what the NAR settlement means for home sellers:


Sellers no longer must pay their Listing Agent 2.5 to 3.0% of the Sale Price. Sellers now may offer whatever compensation they feel sufficient for selling their home and utilizing the agent.


Seller concessions can be used to help the buyer cover certain transaction costs, including fees for buyer broker services. Other uses may include loan origination costs or property repairs. Seller concessions can still be communicated on an MLS. However, such concessions cannot be conditioned upon or tied to payment to a buyer broker.

    As for buyer's looking to utilize our services, we can act as a contractor and assist with your documentation needs and/or escrow or assist in buying a home.   


    You can sign a buyer/broker contract for as long as you prefer we do  not set time limits.

    Don't feel pressured into paying your agent to find you a home and pay them a high price.  If our agents representing the buyer is paid a compensation by the Seller, we will provide a Buyer Rebate in the form of half of our compenation.
